Had a doodle as a break for database entry and amendments!

All done on the keyboard up to the last stage.

Control "J' to duplicate layer - control = shift "U" tp desaturate - control "J" to duplicate again - control "I" to invert this layer to negative. Change this layer mode to Colour dodge ( it looks white ) and go to filtet "other" and Minimum. I find a 2 pixel setting will bring up a b & w sketch. control = shift "E" flattens the layers and then the Hstory brush with about 25% opacity to overpaint gives a pen-ink and wash effect. Go have fun - good on buildings.
