Good morning, Pixel. Mine is an old "Victorian" style house that I have added to, remodeled, repurposed, and continue to remodel. Some years ago the gas furnace was due to be replaced, but I chose to install a ground-source heat pump instead.

I do have hopes of building a house of my own design, but don't know when that might occur.

The main reason why more houses are not designed with energy use uppermost in mind is due to the higher cost of "doing it right". The reason you were able to purchase your home at a reduced price is because all the earlier shoppers did not want to pay a premium for better efficiency.

Very nice! I love old houses, the character and craftsmanship, yum! The house we sold was 100+ years old, those are the only things I miss about it, the woodwork, the arched doorways, the history.

Yes, we got very lucky but it is hard to reconcile the hesitation and shortsightedness in the others who came to look but walked away that made it so.

If you ask our old female dog she would say absolutely! They are scary!

Last year this time she started being really fussy, whining, didn't want to go outside and when we did convince her to go she often would try to do her business on the deck, she didn't even want to take a step off of it. We started to worry that she was reaching her time... only to find out it was Coyote mating season and she was just a prude lmao!!
